Cohousing/ small basic agrihood: Need people who are interested in planning/organizing/residing in a community of your making. We are just at the step of talking to developers and fomenting a plan.
Development of two 30 unit communities organized as a coop or condo association, on 14 acres that is 5 miles from Lancaster city with water and sewer access. Each community would consist of 30 units with the remaining acreage greenspace. Multifamily structures to minimize building footprint.
No garages attached, cost effective units, significant shared spaces: dining, cooking, laundry facilities, barn.
One community for over 55, one community all ages.
Current property owners rent garages/workspace/storage to residents. Community would have the right of first refusal upon the sale of this structure.
Greenspace to be used as determined by the community, including walking paths.
Misc. ideas and goals:
Further amenities/ land use planning per community. The area is farmland now. Ideally, land use would be community gardens/ paths/ wildlife habitat/ pollinatorfriendly/ permaculture/ polyculture/ agriculture/ orchard space, and be diversive, equitable, and inclusive.
Long term affordability; low cost of purchase, low homeowner profits, community to have the right to repurchase and resell sold units.
To permit but discourage renting units: require rentals to pay 50% of gross income to HOA.
