Ecovillage, 7-8 households, Upstate NY, Champlain Valley, 400 ac

I am looking to start a small cohousing ecovillage in Upstate NY, in the Champlain Valley, on 400 acres. We would be farmers, artisans, professionals, multi-generational, vegetarian’ish, and without drink or drug. :wink: I have more info up at www.atelierfarm.com . The tag-line is “life at human scale” … because the concept is one of walkability. I don’t know just how to define us culturally, but perhaps in ecovillage circles we would be rather conservative. While I come from a farming background and see the farm as the foundation of it all, you don’t need to be/have been a farmer to farm here … or to just be here, without farming. :slight_smile: If you’re interested, or know of anyone who might be, pass them my way.

Oh, the buy-in is steep : about $300k each for the land, $200k for home and studio (with our labor), $50k for business start-up, and $50k for “oops, that’s out of budget.” That’s $600k, though we can apply for a short-term commercial loan if folks aren’t immediately ready for that, or a longer term farm credit loan that might bring the buy-in to $200k for the land, then there’s housing. If we had enough cash to purchase it outright, we could get an equity loan on the property itself. If some folks have more than others, we can borrow amongst ourselves.
